Foundation Drainage Correction in McKinney, TX

Piers stop a section of house from dropping. Drainage stops the reason it dropped. On a lot of McKinney lots, drainage is the whole job.

Why water is the whole problem

Blackland clay barely drains. Water that lands on it mostly sits there and soaks in slowly, and the clay swells as it does. Then July arrives, the clay gives that water back to the atmosphere, and it shrinks. Every inch of vertical movement your foundation experiences traces back to moisture content in the soil around and under it.

Which means the foundation doesn’t really have a soil problem. It has a water problem. Soil is just the mechanism.

Get moisture reasonably uniform around the perimeter, year round, and most houses stop moving. Let one side stay soaked while the other bakes and the house will keep racking no matter how many piers are under it.

What goes wrong on McKinney lots

  • Negative grade. Soil should fall about six inches over the first ten feet away from the house. On established lots it frequently doesn’t, because twenty years of added mulch, new beds, and raised edging have built the yard up toward the slab.
  • Downspouts dumping at the foundation. A 2,000 square foot roof sheds well over a thousand gallons in a one-inch rain. If that lands in a bed against the slab, you have created a very effective irrigation system aimed at exactly the wrong place.
  • Flat lots with nowhere to go. Common in the newer subdivisions north and west of 380. Water pools mid-yard and stays for days.
  • Neighbor drainage arriving in your yard. Grade doesn’t respect property lines. On sloped sections around Stonebridge Ranch this is a regular finding.
  • Irrigation zones that overwater beds against the house. Beds get watered on the same schedule as turf, which is far more than a bed against a slab needs.
  • AC condensate lines discharging at the corner. A running unit puts out several gallons a day, in the hottest part of the year, into one spot.

Regrading

The cheapest fix and the first one to consider. Pull soil back from the slab, re-establish fall away from the house, and lower beds that have crept above the brick line. Sometimes this is a day of work and it solves the whole thing.

Surface drains

Catch basins set at low points, tied into solid PVC, carried to daylight at the curb or a rear discharge. These handle water that’s already on the surface and pooling. Solid pipe, not corrugated — corrugated flex line sags, silts up, and fails, and we pull a lot of it out of yards that were “drained” ten years ago.

French drains

A gravel-packed trench with perforated pipe and filter fabric, intercepting subsurface water before it reaches the foundation. Right answer when water is moving through the soil rather than pooling on top — saturated ground that never dries, a persistently soggy side yard, or flow coming downhill from a neighbor.

Worth knowing: in tight clay a French drain works more slowly than the videos suggest, because water has to reach the trench through soil that resists it. Depth and placement matter enormously. Poorly placed ones do very little.

Downspout extensions

Buried solid pipe carrying roof water at least eight to ten feet out, farther on the uphill side. Dollar for dollar this is the highest-return drainage work there is, and most homes need it.

Root barriers

Drainage manages too much water. A root barrier manages too little, by stopping a large tree from drawing the soil under your slab dry. Both sides of the same problem.

Watering a foundation in North Texas

Half of foundation care is drainage. The other half is deliberately adding water in summer so the clay doesn’t shrink away from the slab.

Run a soaker hose in a loop roughly twelve to eighteen inches out from the slab — not touching it, and not right at the edge where it just runs down the face. Twenty to thirty minutes daily in July and August in a normal year, less in spring and fall, off entirely after significant rain. The soil should stay evenly damp, not wet. If you can see standing water you’ve overdone it, and saturated clay against a foundation causes its own problems.

Consistency beats volume. A house watered a little every day fares better than one soaked once a week. And check whether McKinney has watering restrictions in effect before you set a schedule — during drought stages the city and the North Texas Municipal Water District limit outdoor watering days, though foundation watering with a soaker hose or drip is typically treated differently from sprinkler irrigation. Verify the current stage rather than assuming.

Drainage questions

Can drainage work alone fix my foundation?

It can stop further movement, and sometimes a slab recovers a little on its own once moisture evens out. What it can’t do is lift a section that has already dropped and stayed down. If the elevation survey shows meaningful differential, drainage is the prevention and piers are the correction. If the differential is small and the cause is obvious standing water, drainage on its own is frequently the right call.

Where does the water actually go?

To daylight wherever grade allows — usually the curb, an alley, or a low point at the rear. On genuinely flat lots that isn’t possible and we use a sump pit with a pump. Discharging onto a neighbor’s property is not an option; concentrating water onto adjacent land creates a real dispute and, in some cases, liability.

Will you tear up my yard?

Trenching is disruptive, there’s no version of this that isn’t. We cut and set sod aside where possible, backfill and compact, and lay it back. Expect the trench lines to be visible for a season. Sprinkler lines get cut sometimes — we repair them, and it helps a great deal if you can flag your heads and mark the zones before we start.

Do I need a permit?

Typical residential yard drainage generally doesn’t, but requirements vary and anything tying into a public storm system, altering a drainage easement, or affecting a floodplain does. We check with the City of McKinney before work that touches any of that, and you should confirm anything your HOA has to say about visible discharge points.

What’s the single cheapest thing I can do this weekend?

Walk your downspouts during the next rain and see where the water lands. Extend anything discharging within five feet of the house. A twenty-dollar extension moving a thousand gallons away from your slab is the best return in this entire trade.
